Maintenance emergency? Call 610-918-4802. For fire or any life-threatening situation, call 911 first.

Paying rent

Rent is due on or before the 1st of each month. If rent is more than 5 days late, a one-time $100 late charge applies. A $35 fee is charged for any payment that is returned or declined; in that case the grace period does not apply and late charges are calculated from the due date.

Ways to pay

  1. Direct deposit — must be set up so your payment arrives by the 1st. Contact us at 610-918-4802 to set up direct deposit.
  2. Check by mail — mail to:
    PO Box 1942
    West Chester, PA 19380
  3. Cash — drop off at:
    111 Garfield Ave
    West Chester, PA 19380
We suggest getting a receipt for cash payments.

Policies

Pets
Pets allowed only with the landlord’s written permission. Approved pets require an additional security deposit equal to one-half month’s rent. Service and assistance animals are not considered pets, and no pet deposit is charged for them.
Smoking
No smoking or vaping of any substance is permitted inside units or on porches or balconies.
Parking
420 N Everhart Ave: 2 parking spots per unit. 111 Garfield Ave: 3 parking spots out front. Use only your assigned spots. No inoperable or unregistered vehicles, and no vehicle repairs on the property. At 420 N Everhart Ave, follow all condominium association parking rules.
Trash & recycling
The landlord provides trash and recycling removal at both properties; it is the one utility tenants do not pay for. Please bag all trash, use the containers provided, set out trash and recycling according to the West Chester Borough (Everhart) or West Goshen Township (Garfield) collection schedule, and keep trash and recycling areas clean.
Quiet hours
Quiet hours are 10 PM to 8 AM. At all times, please be considerate of your neighbors; the condos at 420 N Everhart Ave are in shared buildings, so noise carries.
Lease, move-out & security deposit
Leases are 12 months and renew automatically unless either party gives at least 60 days’ written notice before the end date. The security deposit equals one month’s rent and is held in escrow. Within 30 days after move-out, we provide a written list of any damages, and any remaining deposit is returned within 30 days. Please give us your forwarding address in writing when you move out and return all keys. The security deposit cannot be used for last month’s rent.
Renter’s insurance
Required for all tenants. At 420 N Everhart Ave, any tenant-supplied washer/dryer must be covered by your renter’s insurance.
Lockouts & keys
During office hours (Monday–Friday, 9 AM–5 PM), call us at 610-918-4802. After hours, you may need to call a lockout service at your own expense. Tenants are responsible for the cost of replacing lost keys. Do not change or add locks without our written permission.
Utilities
Tenants set up and pay all utilities except trash and recycling, which the landlord provides. At 111 Garfield Ave, heat is currently oil; the tenant arranges and pays for heating oil delivery.
Appliances
All three properties include all appliances except a washer and dryer, which are not included.
Mailbox key (Everhart condos)
Tenants at 420 N Everhart Ave are responsible for their own mailbox key. To get a new key, visit the West Chester post office on Gay Street, fill out the request form, and pay the one-time key fee.
Washer/dryer (420 N Everhart Ave)
Hookups are available; appliances are not included. You may supply your own washer/dryer if it is professionally installed and you sign a washer/dryer responsibility agreement. It must be covered by your renter’s insurance.

Your signed lease is the controlling document; these summaries are for convenience.
